When to Get a Roof Inspection

Before buying a home, an inspection gives you an accurate picture of roof condition and remaining lifespan — information that affects your offer and repair negotiation. Before listing a home, an inspection allows you to address issues proactively rather than negotiating them under buyer pressure. And after any significant hail or wind event, an inspection documents damage before it worsens and before your insurance claim window closes.
What Makes Our Inspections Different
Our inspectors are the same people who perform installations. A GAF Master Elite certified installer looking at your roof sees things that a general inspector will not — they know what correct installation looks like and can identify deviation from standard. They also have no incentive to over-report: Peak Roofing's reputation is built on honest assessments, and we would rather tell you your roof has 8 good years left than manufacture urgency for a replacement job we could easily have gotten.
You receive a written report with photographs on the same day. The report rates each inspection element, flags priority items, and gives you our professional recommendation: replace, repair, or monitor. You then make your own decision with full information.

Peak Roofing does not charge for inspections. We believe that access to accurate information about your roof should not have a cost barrier. If you call us after a storm, before a sale, or simply because you have not had your roof looked at in five years, we will come to your home at no charge and give you an honest assessment. The inspection is free whether or not you proceed with any work.

Exterior Walk
Inspector walks the perimeter assessing gutter condition, fascia, soffit, and visible roof sections from ground level.
Roof Surface
Full roof walk assessing shingles, flashing, valleys, ridge cap, and all penetrations. Photos taken throughout.
Attic Check
Moisture meter readings, ventilation flow assessment, and visible deck condition from the attic interior.
Report Delivered
Written report with photos, ratings, and recommendation delivered same day. No surprise follow-up sales calls.
