What Is EPDM Roofing?

Ethylene Propylene Diene Monomer (EPDM) is a synthetic rubber roofing membrane that has been a commercial roofing staple since the 1970s. Its unique molecular structure makes it extraordinarily flexible across a wide temperature range — from -40°F to 300°F — meaning it can expand and contract through Charlotte's seasonal swings without cracking, splitting, or delaminating.

EPDM is available in both black and white formulations, with thicknesses ranging from 45 mil to 90 mil. The black membrane absorbs heat rather than reflecting it — historically the standard for northern climates where solar heat gain in winter is beneficial. White EPDM provides reflective performance similar to TPO and is preferred for cooling-dominant climates like Charlotte's.

Installation methods include fully adhered (bonded to insulation with water-based adhesive), mechanically fastened (screws and plates), and ballasted (held down by rounded river stone or pavers). EPDM seams are made with either lap tape or liquid-applied seam adhesive. Modern butyl tape seams have proven highly reliable, though they remain the membrane's most maintenance-sensitive component.
